Against the backdrop of midtown Omaha’s shifting needs and wants, approximately 20,000 sq. ft. of Class A professional office suites are coming to the urban core.
“Commercial real estate is dynamic and continues to adapt to the demands of the community. Right now, Class A inventory east of 72nd Street is fairly low. Midtown Crossing has the unique ability to be nimble and meet those demands,” said Connor Lund, a senior associate with Cushman & Wakefield | The Lund Company.
Branded “The Offices at Turner Park,” the fully-furnished, turnkey spec suites – six in all – will be located on the ground level of Midtown Crossing’s Building 5 at 120 S. 31st Ave.
Available for lease, the contemporary suites will range from 2,000 to 3,600 sq. ft. and encompass 2-3 offices, a reception area, kitchen, conference room and collaborative “bullpen” workspace. In addition, suites will have a private patio overlooking Turner Park, Dodge Street frontage, signage opportunities, and easy access to downtown Omaha, Eppley Airfield, Creighton University, Nebraska Medical Center, Dodge Street and I-480.
“Work from home isn’t going to be forever,” Lund said. “This is an ideal opportunity for forward-thinking office users.”
As business starts planning for a future beyond the pandemic, he said The Offices at Turner Park will be a modern, vibrant option – office space that will help build density and generate positive momentum in Omaha’s urban core by appealing to businesses and young professionals that appreciate walkability, live-work-play neighborhoods, green space and mass transit.
He anticipates buildouts will be complete and businesses can start moving into The Offices at Turner Park as early as summer 2021. Tenants have the opportunity to help customize the space to their needs and culture.
“If a tenant wants to jump ahead, help give input on design and pick out their finishes, we’re open to inviting people in now,” Lund said. To arrange a walk through, contact Lund at 402.319.6756 or firstname.lastname@example.org.
Establishments currently located on the ground level of Building 5 will remain a part of the Midtown Crossing neighborhood. Additional details on those announcements to come.
