Q. When will the development be complete and residences ready for occupancy?

A. Midtown Crossing is a single-phase development with initial occupancy planned for Fall 2009. The advantage of a single-phase project is that all aspects – retail, residential, roadway and park – open concurrently.

 

Q. How will parking work for homeowners, guests and shoppers?

A. Two levels of heated, secured parking are located under each condominium building for the exclusive use of residents. One parking space will be included in the price of each condominium unit. Additional parking will be available in adjacent parking structures.

Guests and shoppers may use on-street parking along Farnam Street or around Turner Park. Or, they may use the parking garages conveniently located within the development.

 

Q. What improvements will be made to Turner Park?

A. Turner Park will be completely rehabilitated in conjunction with development of Midtown Crossing. Improvements include:

  • New walkway system with a particular emphasis on connecting to new residences at Midtown Crossing
  • New pathway lighting system throughout
  • New amenities such as seating, bike racks and trash containers
  • Access to Omaha recreational trail system
  • Greater emphasis on annual floral display, creating opportunities for public art
  • Programmed events such as a farmers’ market, art festivals and summer concerts

Q. Will the Midtown Crossing condominiums have a private area to host small gatherings?

A. A community room with a kitchen and room for about 100 people is available for exclusive use by condominium owners. In addition, owners have access to a private rooftop veranda with gas grill overlooking the revitalized Turner Park and Omaha’s skyline.

 

Q. What consideration has been given to traffic patterns created by limited left turns off Dodge Street and one-way traffic on Farnam Street?

A. In general, the development area can be accessed by the existing street system surrounding the project. However, significant modifications will be made to improve access to the development and create a more inviting pedestrian and commercial experience.

To provide access to the development at 33rd and Dodge Streets, a “jughandle” will be constructed that accommodates left turns across Dodge for westbound traffic. Farnam Street will be converted to two-way traffic with diagonal on-street parking from 29th Street to 36th Street. New traffic signals will be installed at several locations in and around the development.

 

Q. What are the Midtown Crossing Homeowners Association fees and what do they cover?

A. The initial monthly fees are estimated at 32 cents per square foot for each unit. These fees cover such things as property insurance, security, common area maintenance and janitorial service, gas and water usage, landscaping, parking maintenance, trash and recycling services, window washing and concierge services.

 

Q. What utilities will owners of condominium units pay directly for?

A. Homeowners will pay only for their own electricity usage, cable television, internet access and telephone services.

 

Q. Are pets allowed?

A. Yes, Midtown Crossing is a pet-friendly development.

 

Q. What type of security can I expect in my new home?

A. Creating a safe and secure environment for homeowners and retail customers at Midtown Crossing is of the utmost importance. Designers have incorporated the latest technology in all lighting applications and access control and monitoring systems throughout the project. Condominium parking is in exclusive areas away from general public parking. Only condominium owners can enter the condominium parking and condominium building entrances and lobbies, using their personal access cards. Condominium owners must directly invite visitors into the buildings, through use of the audio and video monitoring station in each condominium unit.

Midtown Crossing also will employ its own security personnel who will patrol the public sidewalks on foot, the parking areas in security vehicles and serve as customer service representatives throughout the project. These representatives also will be present in condominium entrance lobbies to facilitate receipt of packages, laundry and other personal deliveries and maintenance needs, on behalf of condominium owners.

 

Q. What schools are available to Midtown Crossing residents?

A. Midtown Crossing homeowners will have a variety of educational options nearby including Omaha Public Schools and the new Learning Community, private schools and Creighton University, University of Nebraska Medical Center and University of Nebraska – Omaha.
